Mechanical BIM Modeling

As we are very much aware that there are huge numbers of MEP services involved in commercial buildings constructions which are more complicated and are more challenging for spatial coordination. We produce well-coordinated MEP models including appropriate clearance required to access all components during the maintenance.


HVAC BIM Modeling

We have a team with better and univocal communication skills which is required for better and error free coordination processes. Our team identifies the clashes and resolve them smartly; sometimes we propose designers to make necessary changes in design during the coordination process. We present a 3D walk thru to our client once coordination process is completed.

  1. Space and Thermal Zoning

    Space and thermal zoning help to understand which equipment is serving which area/zone of the building, Total heating and cooling load required for particular zone.

  2. HVAC layout

    We refer 2D construction drawings received from client and prepare coordinated 3D model layout for all HVAC services including all required component in HVAC system such as Air terminal units, indoor and outdoor units, dampers and accessories

  3. Clash coordination

    We run periodic clash coordination of HVAC layout with other services using Naviswork software and make necessary corrections in model if required.

  4. GFC/IFC Drawings

    We start preparation of 3D coordinated models from the initial design phase and can prepare GFC/IFC drawings for Design consultants using Revit software which may reduce the chances of design in later stages.

  5. BOQ

    We provide precise quantities of material required on site either for the entire building or for any particular floor or zone which minimizes the loss of material and saves a good amount of money.

  6. Shop Drawings

    We produce shop drawings for HVAC services which help in easy installation of Duct, Pipes and Equipment on site without any delay due to space coordination issue. Our shop drawings include enough information to install components on site such as XY dimensions and installation height (Z) etc.
    For congested areas such as Mechanical rooms we provide separate callouts and 3D isometric views at 1:50 scale which is easy to understand.
    We provide coordinated section details at critical corridors and mechanical rooms including all other services visible.

  7. As built Drawings (LOD500)

    Since all shop drawings are coordinated and followed on site, there are minimal changes in as built drawings after execution of the project. We produce as built drawings at LOD 500 levels which can be used through the building's life cycle.

    We fill asset attributes in all HVAC components as per asset register which are required later for asset management and maintenance of the component.

Plumbing BIM Modeling

It is very challenging to maintain slope of drainage pipe and hence are installed and modeled on priority. We coordinate and model plumbing services by considering the invert elevation of the end point of the drainage line. Our plumbing services include.

  1. Pipe Material setup

    Before starting the project we setup OD,ID,ND if the pipes as per actual material to be used on site which give precise pipe sizes for coordination and precise BOP(Bottom Of Pipe) value for installation on site.

  2. Plumbing Layout Modeling (Water, Drainage, Storm etc.)

    We refer to 2D construction drawings received from clients and model all plumbing services with proper coordination and accurate material. We do our best to avoid unnecessary loops and drops in pipes because drops and loops in pipes require extra fittings which directly affect the cost of the project.

  3. Clash Coordination

    We give more priority to plumbing drainage services in coordination as the gravity network needs more attention. We consider required clearance for all plumbing components such as valves and accessories to operate. We run periodic clash detection process .

  4. GFC/IFC Drawings

    We start preparation of 3D coordinated model from initial design phase and can prepare GFC/IFC drawings for Design consultants using Revit software which may reduce the chances of design in later stages. Our GFC/IFC layout includes Pipe routing and Sizes and isometric risers.

  5. BOQ

    We provide precise quantities of material required on site either for the entire building or for any particular floor or zone which minimizes the loss of material and saves a good amount of money. Our plumbing BOQ includes.

    • Pipe length as per diameters
    • Precise Quantity of Tees and Elbows
    • Precise Quantity of valves and accessories
    • Schedule of equipment
    • Precise quantity of plumbing fixtures

Scan to BIM

SBS team specialized in converting point cloud data into accurate BIM models.Once the scan data is received SBS technical team will have a review of the scan files. Once the team has finished reviewing it is then exported to a BIM platform to develop an accurate AS-Built model
Depending on the requirement of client SBS team can convert the point cloud scan data into a BIM model with LOD options ranging from LOD 100 to LOD 500.
